General Rental Terms

Reservation & Payment

A reservation is final upon receipt of the down payment of 30% of the total rental amount. The remaining balance must be paid no later than 14 days before arrival.

For reservations made within 14 days of arrival, the full amount must be paid immediately.

All prices include VAT, water and standard cleaning costs, unless stated otherwise. Electricity is included up to 10 kWh per day; above that, a rate of €0.35 per kWh applies.

Security Deposit

A security deposit of €300 may be requested for each reservation. This deposit covers any damage, loss or excessive soiling during the stay.

If the property is left in proper condition, the deposit is refunded within 7 days of departure.

Arrival & Departure

• Check-in: from 3:00 pm
• Check-out: before 11:00 am

Different times are only possible on request and subject to availability.

We ask guests to leave the property neat and tidy on departure.

Cancellation Policy

We understand that plans can change. We therefore apply the following cancellation policy:

• Free cancellation up to 30 days before arrival.
• For cancellations between 30 and 14 days before arrival, 50% of the total reservation amount is charged.
• For cancellations within 14 days of arrival or in case of a no-show, no refund is given.

We advise guests to take out suitable travel and cancellation insurance.

House Rules

To ensure the comfort of all guests and neighbours, the following house rules apply:

• Smoking indoors is not permitted.
• Pets are not permitted.
• Parties, events and excessive noise are not permitted.
• The number of guests may not exceed the agreed maximum.
• Respect for the property, its contents and the surroundings is naturally expected.

In case of a serious breach of the house rules, the landlord reserves the right to end the stay with immediate effect, without any right to a refund.

Liability

The landlord is not liable for:

• loss, theft or damage of personal belongings;
• accidents, injuries or damage occurring during the stay;
• temporary outages of utilities, internet or external services beyond our control.

Use of the property and its facilities is entirely at the risk of the tenant and accompanying guests.

Acceptance

By making a reservation, the tenant agrees to these rental terms and the cancellation policy.
